What contracts do I sign?

By stage: concept design, manufacture of the house kit, installation on your plot in Turkey. You choose what to order from us: just the house kit, or the house kit with assembly. Each client chooses the range of services they need.

Stages: concept design → manufacture of the house kit → acceptance at the SIPwall factory → delivery to Gazipaşa, Alanya or Antalya → installation on your foundation. Each stage is a separate contract; you can order only the house kit and assemble it yourself.

What does the concept design include?

An explanatory note, plans of all floors, 3D visualization, a cross-section of the house, a roof plan, windows and doors. We prepare it in up to 30 working days, and in practice we can do it in 3 days – the timeline mainly depends on how quickly you approve the decisions.

How much does the design cost?

The sketch design costs 1 000 € (≈ 1 160 $ · 57 000 ₺ · 98 000 ₽ at the current rate). When you order the house kit, this amount is refunded — it is credited towards the price of the house.

Is the concept design the project for the building permit?

No. The concept design is meant to approve and understand the house you want to build. The documents for a building permit in Turkey are prepared separately – please ask your manager about the procedure.

How is the house kit paid for?

70% advance when the contract is signed, the remaining 30% when the kit is ready at the factory in Russia (before shipment). The price is fixed in US dollars; payment is made in Turkish lira at the Central Bank of Turkey rate on the payment date. The contract is signed with SIPWALL LTD.

Can the price change?

The price in the estimate is fixed. It changes only if, after ordering the house kit, you decide to make changes and additions to the design. After the changes are agreed, we adjust the estimate and draw up an additional agreement to the contract.

How long does it take to make the house kit?

It depends on the design — a ready-made one from the site or a custom one — and on the factory workload. Making the house kit takes from 14 working days, longer in the summer season. Including delivery to Turkey, customs clearance and transport to your plot, the total time is up to three months.

How long does it take to assemble the house?

In SIPwall's experience: a house of up to 100 m² takes 7–10 working days, and over 150 m² up to three weeks. Assembly times in Turkey are set out in the contract.

Can the contract be terminated?

The contract is signed with the Turkish company SIPWALL LTD under Turkish law. It can be terminated by mutual agreement, if we delay the start of work by more than 30 days, in case of force majeure lasting more than 120 days, and in cases expressly provided by Turkish law, including Consumer Protection Law No. 6502.

The house kit is made individually to your design at our factory and imported to Turkey under an export contract, so after the advance payment and the start of production the contract cannot be terminated for other reasons. Before production starts, the advance is refunded minus documented costs; if the contract ends later, the work done and the costs incurred are deducted and the rest is refunded. That is why we agree all project decisions with you before the advance.

Where and how do I receive the house kit?

The house kit is made at the SIPwall factory and delivered to Gazipaşa, Alanya or Antalya; delivery, insurance and customs payments are included in the price of the house kit. You or your representative under a power of attorney accept the house kit at the factory – in person or remotely.

And what if defects are found at acceptance?

We record them in a report with a deadline for correction and fix them free of charge, followed by a repeat acceptance. A hidden defect found later must be reported in writing within the period specified in the contract.

How should the house kit be stored before assembly?
  • outdoors – no more than 20 days from shipment;
  • under a shelter in stacks on spacers at least 100 mm high – up to 30 days;
  • longer – only in a dry, ventilated room (humidity up to 50%);
  • do not throw the panels or stand them on a corner; the house should be assembled within a month.
How soon after assembly must the house be closed in?

The roof within 7 days, the facade and windows and doors within 15 days; without protection the structure may stand for no more than 12 days. In other cases, the factory bears no warranty obligations.

What is the warranty?

5 years – when SIPwall builds the house in full, including exterior finishing. If only the house kit or part of the work is ordered, the warranty terms are set out in the contract.

What is needed for the warranty to apply?
  • store and assemble according to the instructions and follow the operating requirements;
  • draw up acceptance certificates for the foundation, installation, roof, facade, windows, utilities and concealed work;
  • hand over the second copy of the certificate to your SIPwall Estate manager with photos of the work (at least 4 for each, dated).
What is not covered by the warranty?

Damage during transport and unloading, from improper storage or installation, from alterations made without agreement, from fire and natural disasters, and from defects in the client's foundation. Surface scratches, a difference in rebate depth of up to 10 mm and an offset of OSB edges of up to 15 mm are not considered defects.

How do I report a defect?

In writing, as soon as it is found: the contract number, a description of the defect and the circumstances, and the acceptance certificate. The deadline for reporting is set out in the contract.
