Before the foundation and assembly contracts, our specialist visits the plot. If a design or house kit manufacturing contract is signed, the visit is free of charge.
During the visit we do the following together with you:
- we examine the building “footprint”;
- we inspect the access roads;
- we discuss where the assembly crew will be based;
- we clarify the connection to the electricity grid (or a generator);
- we clarify access to technical water;
- we agree on the crew's working hours;
- we discuss security of the construction site.
1. The building “Footprint”
The client needs to have a geological survey of the plot done in advance. Based on its results, SIPwall specialists select the suitable type of foundation.
The area for the house is cleared of debris, trees and stumps. An old house or structure can be dismantled by yourself or with our help. The plot does not need to be levelled. The client chooses the orientation of the house relative to the cardinal directions.
2. Which foundation to choose
The type of foundation depends on the soil, the design and the budget. More details in the section “Questions and answers”, for example: a ready foundation on driven reinforced concrete piles.
3. Access roads
The access road to the plot determines what vehicle we will use to bring the house kit. Delivery is paid by the client.
4. Crew accommodation
The house is assembled by a crew of four. They stay in the old house on the plot (if you agree) or in a site cabin. Rental and delivery of the cabin are at the client's expense; you need a space of 2,2 × 4,5 m and a spot for a toilet.
5. Electricity
Foundation work and on-site assembly require electricity or a generator. Assembly uses little power: mainly screwdrivers, drills and circular saws — on average 1–2 kW. A peak load of 5–7 kW is needed only when welding the pile heads of a screw-pile foundation. In winter, electricity is also needed to heat the site cabin.
If you have no connection of your own, you can arrange it with neighbors or buy a generator of at least 7 kW — it will later come in handy during power outages.
6. Water
A screw-pile foundation requires technical water — for the mortar used to fill the piles.
7. Crew work and assembly times
The crew works 8 hours a day; by agreement, also on weekends.
- houses up to 100 m², extensions and saunas — 7–10 working days;
- a 100 m² house with an attic floor — about 10 days;
- houses larger than 150 m² — up to three weeks.
If assembly is not possible because of the weather, the deadline is shifted — we will let you know in advance.
8. Site security
The client is responsible for the security of the plot and the house kit. In a gated community this is usually not an issue.
