    Residence Permit Through Property in Türkiye in 2026: What Buying a Home Really Gives You

    Life in Turkey
    14.10.2026

    Buying a home does not guarantee a residence permit. We explain the USD 200,000 threshold, residential-use requirement, the separate tourist route and the checks required before paying a deposit.

    Residence Permit Through Property in Türkiye in 2026: What Buying a Home Really Gives You

    In short: buying an apartment in Turkey does not automatically grant a residence permit. For a short-term residence permit based on property, the current official e-İkamet form specifies a residential property worth at least the equivalent of USD 200,000 in Turkish lira on the date of acquisition. The apartment must belong to the applicant and be used by the applicant as a home. A property below this threshold can solve the housing question and document the place of residence under another ground, including a tourist application, but it does not create the property-based ground and does not guarantee a positive decision.

    Buying property and legalising your stay are connected, but they are not the same procedure. The purchase is registered through the land registry, while the residence permit application is reviewed by the migration authority. Each process has its own documents, criteria and risks.

    That is why the right question is not "which apartment should I buy to get a guaranteed residence permit?" but rather:

    which legal route suits the family, and does the chosen property meet the requirements of that route?

    If you have not chosen a ground yet, start with the map of four residence routes in Turkey. It helps you tell apart the tourist residence permit, Digital Nomad, work for a Turkish employer and the residence permit based on residential property.

    Two different scenarios: property-based and tourist residence permits

    Law No. 6458 places property owners and people staying in Turkey for tourism under different grounds for a short-term residence permit.

    Scenario 1. The property-based ground

    It is considered when the applicant owns residential property in Turkey and uses it as their own home.

    The current official e-İkamet form contains the key requirements:

    • the property is a dwelling;
    • the dwelling belongs to the foreign national who submits the application;
    • its value is at least the equivalent of USD 200,000 in Turkish lira on the date of acquisition;
    • the property is actually used by the applicant as a home;
    • the dwelling is not used for renting out or for earning similar income.

    This does not mean the permit is issued automatically. The purchase creates a ground for applying, and the migration authority assesses the application and the documents as a whole.

    Scenario 2. The tourist short-term residence permit

    The tourist residence permit is a separate route. Under it, the authority reviews the genuine purpose of the stay, the travel plan, the place of residence, income and other supporting evidence.

    If the apartment costs less than USD 200,000, it does not meet the value criterion of the property-based ground. However, your own home can still document the address and place of residence in an application with another genuine purpose, including tourism.

    It is important to distinguish:

    • the apartment shows where the person lives;
    • the ground of the application explains why the person is staying in Turkey;
    • the decision is made by the migration authority after assessing the whole situation.

    An apartment below USD 200,000 must not be advertised as a "residence permit property". The correct wording is: the property is suitable for your own residence, and the possibility of a tourist or other application is checked separately by a qualified specialist.

    USD 200,000 or EUR 200,000?

    The current official e-İkamet form states a threshold of USD 200,000, not euros.

    It is defined as the equivalent in Turkish lira on the date of acquisition. So before paying a deposit, it is important to check not only the advertised price of the property, but also the documents, the value calculation and how the amount will be recorded in the transaction.

    You cannot rely on verbal promises from the seller or on an approximate conversion at the current exchange rate after the purchase. The legal structure of the transaction and the supporting documents must be agreed in advance.

    What must be checked in the property itself?

    1. Residential designation

    The property-based ground concerns a residential property specifically. A commercial unit, a plot of land or a formally unfinished property cannot automatically be considered suitable.

    2. TAPU and ownership rights

    You need to check the owner, the type of property, ownership shares, restrictions, encumbrances and whether the actual characteristics match the registry.

    A preliminary agreement or a promise of future transfer is not in itself equal to registered ownership. The timing and form of registration are of fundamental importance.

    3. Value and proof of payment

    The USD 200,000 threshold is not verified on the basis of an advertisement. Before a deposit is paid, a qualified lawyer should determine which values and documents will be taken into account in the specific transaction.

    4. Address and numarataj

    The list of documents for a first application includes a municipal document with the address details of the property. Make sure in advance that the property address is registered correctly and can be used for registration.

    5. Actual residence

    The official form requires the dwelling to be used as the applicant's home. If the purpose of the purchase is solely renting it out, that is a different investment scenario, and it cannot be combined with a property-based application without verification.

    6. Family composition and shares

    The official guidance allows applications by family members where there is shared or joint ownership and the family relationship is documented. However, the family structure, the age of the children, the dependency of an adult child and the distribution of shares should be checked before the transaction, not after the TAPU has been issued.

    7. The applicant's history

    Previous residence permits, overstays, refusals, valid insurance, income and other circumstances are considered separately. A good property does not cancel the requirements that apply to the applicant.

    Which documents does e-İkamet mention?

    For the property-based ground, the official list includes, in particular:

    • a copy of the TAPU;
    • for a first application, a municipal document with the address details of the property (numarataj);
    • for an extension, proof that ownership is still held (tapu devam belgesi);
    • in the case of inheritance or donation, an up-to-date valuation report;
    • in the case of joint ownership by family members, documents proving the family relationship.

    This is not an exhaustive personal list. The system and the migration authority may request documents depending on the ground, the family and the applicant's circumstances.

    What does buying an apartment not provide automatically?

    Buying property does not in itself guarantee:

    • the issue of a residence permit;
    • the maximum permit term;
    • a future extension;
    • the right to work for a Turkish company;
    • a residence permit for all relatives regardless of ownership and status;
    • citizenship.

    A residence permit regulates residence. Employment is governed by separate labour and migration rules. If your plan involves a Turkish employer, see our guide on work permits in Turkey.

    Residence permit and citizenship: different thresholds

    The USD 200,000 threshold relates to the property-based ground for a short-term residence permit under the current e-İkamet form.

    Citizenship by investment is a separate procedure. The official investment portal refers to property worth at least USD 400,000 and an obligation not to sell it for at least three years, along with other conditions and confirmations.

    Advertisements promising "citizenship from USD 200,000" are therefore incorrect.

    The right purchase sequence

    Step 1. Define the purpose

    Your own residence, seasonal holidays, renting out, relocating the family, work or investment are different objectives.

    Step 2. Choose the legal route

    Before selecting an apartment, you need to understand whether the property-based ground, a tourist residence permit, Digital Nomad, a work permit or another status is being considered.

    Step 3. Build a property filter

    The district, budget, residential designation, readiness of documents, address, ownership structure and actual use must match the chosen scenario.

    Step 4. Carry out legal and migration checks

    A qualified specialist checks the structure of the transaction and whether the ground applies to the specific family. SIPWALL Estate does not replace government authorities and does not promise that a residence permit will be issued.

    Step 5. Pay a deposit only after the checks

    The key risks must be resolved before any money is transferred to the seller or developer.

    How does SIPWALL Estate help?

    We connect the relocation goal with the real property market:

    • we clarify the purpose of the purchase and the family composition;
    • we select residential properties in Turkey to match the budget and the residence scenario;
    • we check the actual characteristics of the property and the set of initial documents;
    • we arrange cooperation with an independent qualified partner for migration and legal matters;
    • we support viewings, negotiations and the transaction within the scope of our competence.

    Only the competent Turkish authority decides whether to issue a residence permit. Our job is not to make promises, but to help the client avoid a purchase that does not solve their real objective.

    Checklist before a consultation

    Prepare answers to seven questions:

    1. Who will live in Turkey, and who will become the owner?
    2. Do you need a property for permanent residence, holidays or renting out?
    3. What is the purchase budget, and what is the source of funds?
    4. Are you considering the property-based or the tourist ground?
    5. Does anyone in the family need to work in Turkey?
    6. Have there been previous residence permits, refusals or overstays?
    7. When are the move and the transaction planned?

    The more precise the initial information, the faster suitable properties can be separated from attractive but legally useless offers.

    Conclusion

    Property can become part of a legal plan for living in Turkey, but an apartment and a residence permit are not one and the same step.

    • From USD 200,000: the property-based ground is possible if the other requirements are met.
    • Below USD 200,000: there is no property-based ground, but the home can be used in a separate tourist or other application if that application matches the genuine purpose and requirements.
    • From USD 400,000: a separate investment route to citizenship may be considered if the special conditions are met.

    Before paying a deposit, check the property, the documents, the family composition and the chosen ground at the same time.
