    Frequently Asked Questions

    • Can I buy property in Turkey as a foreigner?

Yes, foreigners have the right to acquire property in Turkey. The exception is property located in strategic zones (for example, near military facilities). Our team checks the legal status and location of the property in advance to make sure there are no restrictions.

    • What costs are involved in buying property?

      The main costs include:

      • Purchase tax (Tapu Harcı): 4% of the property’s cadastral value.
      • Translator and notary services: about 200–300 euros.
      • Registration and connection of utilities: about 150–200 euros.
      • Aidat: Monthly fee for the maintenance of the complex (usually 20–100 euros).
We will provide you with a full calculation of all costs before the deal so that you know the exact budget.

    • How long does the buying process take?

On average, the buying process takes 1–2 weeks. This includes:

      • Preparing the documents.
      • Registration with the land registry office.
      • Receiving the TAPU (title deed).
If you want to speed up the process, our team will take care of organising all stages.

    • Do I need a tax number to buy property?

Yes, a tax number (Vergi Numarası) is mandatory for any financial transactions, including buying property. We will help you obtain a tax number quickly and free of charge at the local tax office.

    • What payment options are available?

You can pay for the purchase:

      • In full as a single payment.
      • In instalments: Many developers offer interest-free instalment plans for up to 1–2 years.
      • With a mortgage: Foreigners can take out a mortgage with a Turkish bank.
We will select properties that suit your payment method and advise you on all options.

    • Can I get a residence permit after buying property?

Buying a home can be grounds for applying for a residence permit, but it does not guarantee that one will be issued. The home must be used as a residence. The applicable requirements regarding value, purchase date, address and documents are checked before the deal. The decision is made by the Turkish migration authority.

    • What is a TAPU and why is it important?

The TAPU is the title deed confirming that you are the legal owner of the property.

      • We check that the TAPU shows no debts, encumbrances or restrictions.
      • At the deal stage, you receive this deed in person or through an authorised representative.

    • How do I choose the right property?

We help clients at every stage of the selection:

      • We listen to your preferences and budget.
      • We provide a selection of properties that meet your requirements.
      • We arrange property viewings (online or in person).
      • We advise on the district, infrastructure and potential of the property.

    • Can I register a property in the names of several owners?

Yes, you can register a property in the names of several people, for example spouses or business partners. All co-owners will be listed in the TAPU with their shares indicated.

    • Do I need to be present in person to buy?

Your personal presence is desirable but not mandatory. You can issue a power of attorney to our lawyer or representative, who will complete the deal on your behalf.

    • What services does your agency provide?

Our company "SIPwall Real Estate" offers:

      • Individual property selection.
      • Full transaction support.
      • Legal due diligence of the property.
      • Arranging viewings and online tours.
      • Assistance with residence permit, citizenship or mortgage applications.
      • Advice on all matters related to buying property and living in Turkey.

    • Can I obtain citizenship by buying property?

One of the investment routes involves acquiring eligible property worth at least USD 400,000 and registering a restriction on its sale for three years. The other requirements of the programme must be met and the application must be reviewed. The purchase in itself does not guarantee citizenship: the decision is made by the competent Turkish authorities.

    • What should I do after buying property?

After the deal is completed, we help with:

      • Transferring utilities to your name.
      • Arranging health insurance.
      • Registering with the tax office to pay property tax.
      • Organising renovation or furnishing (if you wish).
