    Kargıcak or Demirtaş: which Alanya area to choose for living and buying

    Choosing a property
    20.10.2026

    Kargıcak and Demirtaş both lie on the eastern side of Alanya, but addresses within each area differ a lot. We compare terrain, development, the route to the sea, infrastructure and car dependence.

    Kargıcak or Demirtaş: which Alanya area to choose for living and buying

    Kargıcak and Demirtaş both lie on the eastern side of Alanya, but choosing between them only by the map or by photos of the sea is risky. Within each area, addresses differ noticeably in terrain, building density, roads and the range of everyday services.

    The right question is not "which area is better" but "which address fits my way of life".

    Kargıcak: the specific part of the area matters

    Kargıcak is seen as a continuation of the urban coastal strip east of Mahmutlar. Here you will find new residential complexes, low-rise plots and addresses higher up the slope. That is why two properties both labelled "Kargıcak" can offer a completely different experience.

    Closer to the shore it is usually easier to make the sea part of your daily routine, but you need to check the D-400 crossing, pavements and noise. Higher up the slope you may get open views and quieter surroundings, but the car and the gradient become more important.

    Municipal news from 2025 describes the asphalting of specific streets in Kargıcak. This is a useful sign of road network development, but not proof that every access road is in the same condition.

    Demirtaş: space and a more spread-out setting

    Demirtaş lies further east and in several parts feels less dense. This may suit someone who values space, a calm pace and a car-based lifestyle. But lower density does not automatically mean better infrastructure or short walking routes.

    Check especially carefully the distance to a shop, a bus stop, a school or a medical service if they are part of your daily routine. The phrase "everything is nearby" must be confirmed by the route from a specific home.

    In 2025 the municipality reported road works on the section from the D-400 to the Demirtaş and İspatlı junction. This fact refers to that named route and does not describe the whole of Demirtaş.

    Where it is easier to live without a car

    Neither area can be called convenient or inconvenient without a car as a whole. A coastal address with a safe crossing, a bus stop and a shop can work for a walking lifestyle. A house on the slope or in a less dense part of the area will require a car even if the distance on the map is short.

    Check the route on foot: the gradient, the surface, the lighting, crossings over major roads and how comfortable it is to come back with shopping.

    The sea and the route to the beach

    The phrase "500 metres to the sea" does not answer the main question: how exactly those metres are covered. There may be changes in height, construction sites, no pavement and the need to cross the D-400.

    Before deciding to buy, walk the route from the entrance to the shore and back. At the same time, assess the beach itself, the entry into the water, the seasonal crowds and access to the promenade.

    The building and the surrounding development

    In a new complex, what matters is not only the pool and the finish. Check the management company, the amount and composition of the aidat (maintenance fee), how the facilities actually work, occupancy, parking, technical condition and documents.

    Beyond the plot, look at the neighbouring land. An open view today does not guarantee that a new building will not appear in front of your windows. The zoning of plots and permitted development are checked separately.

    Who Kargıcak may suit

    Kargıcak is worth considering if you value the connection with Mahmutlar and the urban coastal axis but are ready to choose between the shoreline and higher ground. The decision depends especially on the walking route and whether you need a car.

    Who Demirtaş may suit

    Demirtaş may interest those who do not need a dense urban environment at the doorstep, use a car more often and are ready to check the everyday infrastructure around a specific address carefully.

    This is not a price rule or a guarantee of quiet: these characteristics can only be confirmed on site.

    What to check before buying

    • the actual address and the boundaries of the area;
    • the route to the sea, a shop and a bus stop;
    • the gradient, pavements, lighting and the D-400 crossing;
    • the road and traffic at the times you need;
    • construction sites and the zoning of neighbouring plots;
    • the aidat, management, parking and condition of the complex;
    • the current price, availability and documents;
    • whether the apartment fits your way of life rather than the advertising description.

    SIPWALL Estate helps you compare not abstract areas but verified addresses and properties. We will match the route, infrastructure, building and legal parameters with your goals and budget.
