    A beautiful view from the window is easy to remember. It is harder to remember the questions you need to ask before transferring money: what about the documents, who is the owner, are there any restrictions, does the district suit your goal, what will happen with maintenance, renting and future resale.

    It is at this stage that a buyer most often needs a calm check, and the viewing becomes only part of the work. Below is the basic logic we at SIPwall Estate use to look at property in Turkey before telling a client: “this option is worth considering further”.

    1. Goal first, property second

    The same apartment can be good for living and weak for renting. Or convenient for holidays but inconvenient for permanent residence.

    Before the search, it is worth honestly answering five questions:

    • are you buying for living, holidays, renting, investment or relocation;
    • how many months a year you will use the apartment yourself;
    • whether you need a quiet district or an active tourist environment;
    • whether schools, healthcare, transport, shops and daily infrastructure are important;
    • whether you are considering a residence permit or citizenship as a separate goal.

    If the goal is not defined, the buyer starts choosing with their eyes. That is fine at the first viewing, but bad for the decision. The apartment must suit not only in terms of layout and price, but also in terms of the life scenario.

    2. Check the documents and ownership

    In Turkey, property follows a registry logic: the property, the plot, the owner, restrictions and cadastral data must be checked before the deal. The official land registry agency TKGM offers digital services, including WebTapu and Parcel Inquiry. This does not replace a professional check, but it shows that part of the information must be verified through official channels.

    What is important to request and check:

    • the details of the property and the owner;
    • whether the stated area and characteristics match the documents;
    • any restrictions, encumbrances or disputed conditions;
    • the status of the building and its permit documentation;
    • whether the property fits the purpose of the purchase.

    If the seller or intermediary rushes you to pay and does not give you time to check, that is a reason to stop.

    3. Do not confuse “suits me” with “suits the market”

    A buyer may like an apartment, but the market assesses it differently. When buying for living, quiet, the layout, neighbours and infrastructure come first. A rental scenario requires a separate look at seasonality, transport, manageability, costs and how understandable the property is for a tourist. For future resale, the liquidity of the district, the condition of the complex, the quality of management and how reasonable the price is compared with similar properties matter.

    That is why, when checking, you need to look not only at the property but also at its surroundings:

    • how easy it is to get to the sea, the centre, shops and main roads;
    • whether there is everyday infrastructure nearby, not just summer activity;
    • what the complex looks like in the low season;
    • who will handle maintenance, cleaning, renting and communication with guests;
    • what regular costs there will be after the purchase.

    An apartment does not end at the front door. For a foreign buyer, the system around the property is especially important.

    4. Check residence permit and citizenship separately

    Property can be linked to immigration scenarios. However, the purchase itself does not settle the matter. The website of the Presidency of Migration Management separately describes the types of residence permits and the application procedure via e-Residence. Among the grounds for a short-term residence permit are foreigners who own property in Turkey, provided the property is used as a residence.

    But the phrase “may be a basis” is not the same as a promise of a result. Before buying for this purpose, you need to check:

    • the current requirements as of the date of the deal;
    • the district and the property;
    • the value and documents;
    • the family composition;
    • restrictions and the practice of reviewing applications;
    • separate conditions for citizenship, if the client is considering that scenario.

    The agency’s honest position here is simple: replace promises with checks.

    5. Payment: not only the amount matters, but also the procedure

    Before the deal you need to understand not only the price but also the mechanics of payments. Who receives the money, on what basis, in what currency, what additional costs arise, when ownership is transferred, what is recorded in writing.

    Minimum list of questions:

    • what is included in the price;
    • which costs are paid separately;
    • when and on what basis the deposit is paid;
    • under what conditions the deposit is or is not refunded;
    • who prepares the documents;
    • who handles the transfer and registration;
    • what happens if the check reveals a problem.

    If these questions are not discussed before payment, they will come up later. And almost always at a more inconvenient moment.

    6. Why an agency is needed here

    A good agency’s work goes beyond showing “beautiful options”. It needs to narrow the choice, remove what does not fit, ask uncomfortable questions in advance and help the client see the full picture.

    • Immigration scenarios are checked separately and without promises.
    • The payment procedure and deposit terms are fixed in writing.
    • There is a person responsible for supporting the deal and communication.
